The Multi-Site Property Manager is responsible for overseeing the operations, financial performance, and overall success of multiple properties within the portfolio. This role ensures that each site is well-maintained, fully occupied, and operating efficiently while aligning with company goals and regulatory compliance. The Multi-Site Property Manager will lead on-site teams, manage budgets, and foster strong relationships with residents, vendors, and stakeholders. Key Responsibilities: Operations & Site Management Oversee daily operations across multiple properties, ensuring they meet company standards and resident expectations. Conduct regular site visits to inspect property conditions, maintenance needs, and overall compliance. Implement and enforce policies, procedures, and best practices across all sites. Coordinate with maintenance teams to ensure timely repairs, preventative maintenance, and capital improvements. Financial Performance & Budgeting Develop and manage operating budgets for each site, ensuring cost control and revenue maximization. Monitor rent collections, occupancy rates, and financial performance across all properties. Approve and oversee vendor contracts, invoices, and expenditures. Identify opportunities to increase revenue, reduce expenses, and improve efficiency. Tenant Relations & Customer Service Ensure high levels of resident satisfaction by addressing concerns promptly and professionally. Oversee lease renewals, rent adjustments, and compliance with fair housing laws. Implement resident engagement initiatives to improve retention and community satisfaction. Manage escalated tenant disputes and coordinate resolutions in collaboration with legal and corporate teams. Team Leadership & Development Supervise and support on-site property managers, leasing agents, and maintenance teams. Provide training, guidance, and performance evaluations to ensure team effectiveness. Foster a positive, results-driven work environment focused on excellence and teamwork. Compliance & Risk Management Ensure compliance with all local, state, and federal regulations, including fair housing, safety, and property standards. Oversee inspections, audits, and regulatory requirements for each property. Identify potential risks and implement proactive measures to mitigate liability. Reporting & Strategy Prepare and present reports on financial performance, occupancy rates, and operational issues. Provide insights and recommendations to senior leadership on portfolio improvements. Participate in strategic planning for acquisitions, renovations, and market positioning. Cross-functional reporting on regular cadence Qualifications & Skills: Education & Experience: Bachelor's degree in Business, Real Estate, or a related field preferred. Minimum of 4 years in multi-site property management. Certifications : CPM, CAM, or similar property management certification is a plus. Skills : Strong leadership, financial acumen, and operational management skills. Technology : Proficiency in property management software (e.g., Yardi, RealPage, AppFolio). Compliance Knowledge: Familiarity with fair housing laws, safety regulations, and lease agreements.
